Q. ADVICE TO THE BUYER?
Customer satisfaction is our number one priority, as is providing a thorough building and pest inspection. Usually the house viewing process exposes the buyer to a degree of pressure by both the selling agent and by the buyer themselves through fear of someone else buying the property. For most of us buying a property is the biggest investment we ever make so it makes sense to be vigilant in getting the right advice before committing to the contra The building inspection could expose many defects that is essential for you to know before proceeding with the contract, so as to give you a better understanding of what your up against Most selling agents will make your offer subject to a pre purchase building inspection.

Be careful that they do not insert the below conditions in the contract “Obtaining a written report that the buildings on the property are structurally sound “The benefit of this clause is limited to items of a structural nature only and shall not apply to items of a cosmetic or maintenance nature, or minor blemishes,moisture,corrosion, cracking, weathering, general deterioration (taking into account the age of the building) unevenness and physical damage to materials and finishes.” If this clause is in the contract cross out and initial the changes with the agent, do not leave it in the contract Put any of the below clauses into contract.

  • The Buyer shall take reasonable steps to obtain a property inspection report at the Buyer’s expense within 10 business days of acceptance if the contract is not subject to finance, or 10 business days of finance approval if the contact is subject to finance (the “Due Date”).
  • If the Buyer obtains a property inspection report by the Due Date, or any extension agreed to by the Buyer and the Seller, this contract is subject to the Buyer being satisfied with the state of the property, in the Buyer’s absolute discretion.
  • The Buyer shall advise the Seller within 5 business days of receipt of the property inspection report whether the Buyer is satisfied with the state of the property.
  • If the Buyer gives notice that the Buyer is not satisfied with the property inspection report, this contact shall automatically terminate, unless the Buyer and the Seller agree to a variation of the contract to take account of the state of the property.

Q. PAYMENT
Payment is required on the day of inspection by direct debit, no reports will be issued till funds have been cleared, in the event that the report is required earlier a screen shot of payment is required.

Q. HOW LONG DOES IT TAKE TO COMPLETE AN INSPECTION?
Building and pest inspection will normally take between 1hour and 2 hours depending on the size of the house and how many defects are noted.

Q. CAN I ATTEND THE INSPECTION?
We welcome clients to be at our inspections as we can point out issues as were going through the house and our clients appreciate our attention to detail.

Q. DO YOU MEDIATE IN BUILDING DISPUTES?
